Designing a low impact eco cabin offering luxury holiday accommodation for a modern retreat in rural Scotland
Tucked at the foot of historic Dunsinnan Hill, within the working landscape of Perthshire's Dunsinnan Farm Estate, Alex and Alice envisioned an eco cabin where guests could slow down, switch off, and reconnect with nature. Their brief was simple but ambitious — to design a luxury retreat that blended seamlessly into its surroundings while treading lightly on the land.

Designed in our Edinburgh studio and crafted in the Highlands, the cabin is made from locally sourced Sitka spruce, transformed into high-performance cross-laminated timber (CLT) at a specialist facility in Inverness. Every material and detail was chosen with care — from the super-insulated walls using wood fibre and blown cellulose, to the reusable jack pads that remove the need for poured foundations, leaving the ground beneath untouched.

Inside, the natural beauty of the CLT structure remains exposed, creating a calm, tactile interior complemented by cork flooring and locally woven wool textiles from a neighbouring sheep farm. Every element of the eco cabin design reflects the project’s quiet commitment to sustainability and place.
Outside, simple moments become part of the experience — a soak in the outdoor tub, dinner cooked over the firepit, mist rising over the fields at dawn. The result is a space that feels rooted, restorative, and unmistakably Scottish.

The details
Delivered for under £100k, the Dunsinnan Cabin combines our expertise in hospitality design with a deep respect for landscape and material, creating a compact retreat that offers both luxury and authenticity. Since launch, it has achieved over 90% occupancy and become a model for low-impact rural tourism.
This project marks the beginning of a wider collaboration with Dunsinnan Farm Estate as it continues its evolution into a sustainable destination — one where design, nature, and community come together in balance.
